Timber Home Walmer Estate

Location: Walmer Estate, CPT
Program: Residential
Area: 85sqm

Progress: Council

Dealing with an existing house and structure can be tricky especially when your design brief is to add a third storey! We loved the challenge along with our engineering team we went with a combination of steel and timber lightweight framing to add to the existing brick home.

From the second floor, a new staircase will be built against an existing wall in the open living, dining and kitchen area. This prevents any of the additions affecting the views and existing flow of the spaces. Once you go up the staircase you enter the third floor lounge area with a fireplace on one wall, a work station area towards the far corner of the room and then large sliding doors leading to the North-Facing balcony. There is also a small private balcony to the South side from this space to bring in the lovely mountain views of Table Mountain.

From the lounge, there is a large main suite space with sliding doors leading to the North balcony, a large walk-in dressing area which then leads to a large en-suite with a freestanding bath, walk-in shower, double vanity and private WC area. From the corner by the free standing bath, there are sliding doors that lead to another private South facing balcony.

The idea was to match the new roof structure with the existing second floor balcony roof to ensure continuity but also we opted to clad the third floor with a mixture of timber and metal cladding to create a bit of difference.

Part of the brief was to also make the back yard more user friendly, the proposal is to reconfigure the existing steps from the kitchen to the backyard to open up the space more and then build a new pergola structure to create a nice garden and outdoor living space.
